AGM were appointed via competitive tender on both floors by one of the leading independent commercial building surveying consultants in the UK. The scope, to carry out Grade A office fit-out care of the landlord or client. There were technical challenges alongside a complex program of subcontractors to achieve the high specifications required. AGM became responsible for structural alterations to achieve a ceiling height of 2.6m and raised access flooring.
AGM Interiors worked closely with our steel sub-contractor to design and manufacture a solution to the problem. The AGM Team supported the structure, cut away sections of the concrete and installed steel-work as per the structural design to create the opening required for the air conditioning fan coil units. This was agreed with the surveyors and building control and a new ceiling height was achieved. These works were noisy however, and other floors were occupied so it was decided to work in shifts at night and business continuity was maintained throughout the building.
AGM engaged a specialist sub-contractor to install 12 new air conditioning units. We also brought in our electrical subcontractor to achieve a new electrical layout including a new power distribution board from the basement mains supply, PIR operated lighting, small power, fire alarm and a new emergency exit lighting solution. A new porcelain tiled corridor was constructed to lend further flexibility to the office spaces and the office interiors were dry lined column boxing was reducing to create neater more open spaces and glazed balustrades were used to further lighten the office. The project was a success arriving on budget, on schedule and to the high standards required of an A Grade office let. The clients satisfaction was clear when AGM were again instructed for the same works to the floor above. AGM are a trusted pair of safe hands to deliver high quality interiors to our clients.
